Frequently Asked Questions About Renting Real Estate
At Maxime Real Estate, we guide our clients from A to Z in their real estate journey. Whether buying, selling, renting, or letting a property, many questions arise. Below, we answer the most frequently asked questions so you can move forward well-informed.
What are the obligations of a landlord?
A landlord must, among other things:
- Deliver the property in good condition
- Comply with the rental terms in the contract
- Ensure essential amenities (heating, plumbing, electricity)
- Provide smoke detectors
- Respond promptly to repairs and maintenance
How can I make my property more sustainable?
Tips to increase energy efficiency:
- Roof, wall, and window insulation
- Solar panels or heat pump
- Energy-efficient heating systems and lighting
- High-efficiency appliances
- Check local subsidies and incentives
How do we find the right tenant?
The most important quality of a good tenant is to maintain your property responsibly and pay rent on time. When searching for a potential tenant, we always check their background and solvency.
We are also very familiar with expats and relocation agencies, as around 80% of our rented properties are occupied by expats (from multinationals, European institutions, embassies, etc.).
Our full A to Z rental process:
- Help determine the correct rental price
- Provide professional photos
- Promote the property offline and online
- Use a matching system from our database to find potential tenants
- Offer flexible viewing hours for candidates
- Handle the lease agreement and registration
How do I register a rental contract?
A rental contract must be registered within 2 months of signing with the Federal Public Service Finance. This can be done digitally or via a notary and legally protects both tenant and landlord.
At Maxime Real Estate, contract registration is included in our service.
