Property prices have risen significantly since 2010 – but the differences between municipalities are striking

When buying or selling a property today, we often focus on its current market value. But how much have property prices actually increased over the past 15 years?

A recent analysis by Het Laatste Nieuws, based on figures from Statbel, shows that the evolution varies significantly from one municipality to another.

From +7.69% to as much as +163%

Since 2010, property prices have increased considerably in many parts of Belgium. But the rise has certainly not been the same everywhere.

According to the analysis, price increases range from 7.69% to as much as 163%, depending on the municipality. In Sint-Martens-Latem, for example, the price of a house is now as much as €611,353 higher than it was in 2010.
This highlights one thing above all: real estate remains highly local.
The overall evolution of the Belgian property market is not enough to determine the value of a home. The municipality, neighbourhood, accessibility, local amenities, demand and type of property all play an important role.
What does this mean for property owners?
A property being sold today should therefore not be valued solely on the basis of general market prices.
The more relevant question is:
What is my property realistically worth today in its specific location?
After all, the average increase in property prices across Belgium does not necessarily reflect what has happened in your street or municipality.
